How To Use Audit Data
Tenants
- Investigate Your Building: You can search for your development and read records of past audits conducted by your landlord. You can use this information to learn more about your landlord’s past performance.
- Investigate Your Property Management Company: The corporation hired to manage your building may be responsible for managing other buildings in your neighborhood or around New York City. Search your property manager’s name in the database to learn about their performance in other buildings, and discover which other tenants in your neighborhood may share your experiences.
- Share Information with your Tenant Association: Where audits reveal misconduct, disinvestment, or general incompetence by property managers, organized tenant associations can use these records in their complaints to the Owners of their developments, HUD or the City, to support their demands for better conditions, more funding or investment in their buildings.
Advocates
- Pattern and Practice: Attorneys and tenant organizers can use this data to identify patterns of misconduct that may span across common owners or property managers, which can support or direct future legal and organizing strategies.
Know Your PBRA Rights
Below is a list of basic information every tenant living in a PBRA building should know:
- Your rent should be 30% of your adjusted income.
- Recertification: You must receive proper, timely recertification notices.
- Privacy + files: Property managers must protect your information and handle your file correctly.
- Evictions: Notices must follow federal rules. If you’re a survivor of violence, VAWA protections apply (see forms HUD‑5380 & HUD‑5382)
- Tip: Keep copies of all notices, recertification paperwork, and written requests you submit. Document dates and who you spoke with.
