LSNYC Helps Harlem Tenant Preserve Rent-Stabilized Home

September 17, 2025

Legal Services NYC helped a longtime Harlem tenant stop his landlord’s attempt to evict him and successfully argued that his apartment had been illegally deregulated—protecting his housing and preserving affordability.

The landlord argued the apartment was not covered by rent stabilization and tried to use that claim to push the tenant out. At trial, LSNYC showed that the rent history and lack of documentation told a different story. After a brief one-hour trial, the court dismissed the landlord’s case and confirmed the tenant’s rent-stabilized status.

The decision prevents the loss of another rent-stabilized apartment, helping to keep New York City affordable one apartment at a time.
